The Ambassadori Island Batumi project is a complex of two artificial peninsulas and an island with a total area of over 84 hectares, located off the coast of Batumi (opposite Dimitriadi Street and the railway station).

Concept and infrastructure


City-in-City - a "city within a city" concept, unites housing, recreation, sports, entertainment and business.

Approximately 49% of the territory is allocated for public areas: a forested park (9 hectares), walking alleys (3.2 km), sports and recreation areas.

The island will become a residential area with a yacht marina, its own beach, concert hall, casino, SPA, fitness centers, swimming pools (indoor and panoramic), water park, playgrounds, school, college, medical institutions.

It will also include: coffee shops, restaurants, bars, supermarket, pharmacies, banks, coworking, offices, sports grounds (tennis, basketball, yoga), helipad, 3-level parking (240 cars).

Sustainability and technology

The project follows smart city standards: use of solar lighting, rainwater collection for irrigation, mobile property management services.

The buildings are energy efficient, with environmentally friendly transport, designed to preserve biodiversity.

Resistance to storms and increased seismicity is confirmed by design and technical studies.

First Tower (Skyscraper #1)

Height: 58 floors (approximately 216 m — one of the highest in Georgia).

Type: monolithic frame structure.

Layout: 1,325 apartments — studios (37–45 m²), one- and two-room (up to 109 m²).

Ceilings — 3.2 m, lots of light and panoramic views of the sea and mountains.

Tower infrastructure:

8 passenger + 1 technical lifts, central heating (gas), autonomous sewage system, high-speed Internet.

Comfort and safety:
fully finished apartments with renovation, 24-hour video surveillance, security, reception, lobby, three-level underground parking for 240 cars.

Bonuses: rooftop swimming pool, restaurant/cafe, helicopter helicopter, SPA zones, office and coworking spaces.
